Rent and deposits can be paid by any of the following options; credit card or debit card on the tenant portal, cheque payable to Foundry First or wire transfer. Please contact the office for wire transfer information

You are welcome to sublet your room at anytime during your lease term. Once you find a sublessee, email info@foundryfirst.ca and request for sublet paperwork.

A key deposit is payable at the time of signing. At the end of your occupancy, once your room is emptied and cleaned and keys returned, your deposit will be refunded to you by cheque in 4-6 weeks.

Foundry First collects a deposit, equivalent to a month’s rent, at the time of signing. This is cashed when your lease is signed, and covers the very last month you live with us (prepayment).

Especially in September, we’re turning over a high volume of beds in a short while. We do our best to get everyone into their new spaces as quickly as possible, but ask for your patience so that we can ensure the space you move into meets your expectations.

We do not offer 8-month leases. All our leases run for minimum 12 months. You are welcome to sublet your room or find a lease takeover for the months you will not be in the unit.

All of our leases are 3-year leases with annual termination clauses. What this means is that the initial contract you are signing will be for 3 years, and you have the option to end the lease yearly as long as notice is provided before the deadline. If no notice is provided, your lease will continue. More information will be provided in your lease agreement.

If you are receiving mail to the building, your mailing address is: [Your unit number] [Your name] 625 First Street London, ON N5V 0B6. Mail will go to the mailboxes in the lobby. Your unit number corresponds to your mailbox number. Each unit will get one mailbox key to share, and spares are available to use temporarily when the office is open.

If you are experiencing a roommate conflict, the first step is to talk to your roommate. If you’re struggling with that, the Community Ambassador can help. Room changes are a last resort when it comes to resolving roommate conflicts and come with fee.

We have limited parking and it's available on a first-come first-serve basis. Covered parking is $90/month and uncovered parking is $75/month.

We accept certified service animals and emotional support animals. Documentation and up-to-date vet records must be supplied to the management team with your application.

Residents are responsible for their electricity within their unit. Gas, heat, water, and Rogers basic internet package are included in the monthly rent amount. Laundry services come at an additional fee – Dryer is $2 per load, and Washer is $2.50 per load.

All suites come fully-furnished.

Foundry First is purpose-built student community for students at Fanshawe College. If you are not a student, we do not recommend living with us.

Personal contents are not covered under our lease agreements. All residents are required to purchase tenant’s insurance and provide proof to our office prior to move-in. We recommend Apollo Insurance for coverage – click here to get started.

Your bathroom fan may not be broken. In your suite’s common area you will find a switch, similar to a light switch. This switch is your primary on/off control of the fan in the bathroom. If your primary switch is ON this will prevent the fan switch from working in the bathroom. Considering so, please ensure that this switch is left OFF at all times.
